Dear All Valued Residents,



Barrier Gate And Lift Lobby Access Card System



Effective 15 March 2009, residents and vehicles entering barrier gate/lift lobby without access cards and car stickers are strictly prohibited from entering PV10 condo.

The security officer reserves the right to disallow you or your vehicles without access card and car sticker to enter the condo.

Please also be advised that update your car stickers if you have lost your car sticker, change new vehicles or etc at the management office as soon as possible..

We instructed the management to come out with the above notice knowing that there are many owners who can come in without using the the access cards. The reason why we terminated the previous security was because they did not enforce the house rules strictly. The problems have been minimized under the new company but we are not satisfied as there are complaints that there are still owners who enjoy special privileges.
We told the security bluntly that they have to buck up. We may decide to seal the buttons and instead they will be given access cards or we may decide to impose a fine on the security company for each car that they press the button to allow them to enter. We told them that it's not fair for them to clamp the cars because in the first place they are the one to allow them to come in without cards or stickers.
We also want the owners to co-operate with the management. If your cars are without stickers, please apply for one. You may have lost your stickers. Get a new one because we have cut down cost of new cards and stickers.

    Firstly, thanks for taking the initiative to strictly impose this access card system. However, I just noticed that it may not work in someway. For example, I am owner living in Block A. Sometimes, when I was at the ground floor, I just noticed that some people who may rent a room here, maybe they didnt bring their access card or just a visitor to their frens, they can just wait outside the entrance of the block until people who have the access card to enter. They will just follow to enter the lift.
    I have seen many cases happened and at the same time, no security guard was outside the entry to prevent them from going in without access card. I feel that the security system is not tight enough.

    Is there any alternative who can help to prevent this from happening? Even though there is notice to put on, I still feel that the people will still come in and out by following the people who have access card.

  3. Mr See, I have seen a BMW 3 Series Silver color without car sticker parking there nearly 2-3 months without having a sticker. If Im not mistaken it's in L1 the number if I'm not mistaken "7887" near to the exit of L1.

    This car have been there without sticker since 2-3 months back. Could we have an explanation on this would be much appreciated.

    I also saw a white sport car without sticker parked at unmarked parking next to ground floor lift lobby at Block D. I wonder if there is any special arrangement/previlege for this car owner.

    I am not sure if the security has done enough on this as I can see cars being parked as if their own car park, be it visitor car park ad even at car wash bay area.

    I am really tired to see those people that can get away with this. Would appreciate a stern action on these illegal parkers.

  7. In my opinion strict control is necessary. This will make PV10 a nice place to stay. However i think JMC has to consider another issue. Certain house owners may have 2 cars with 1 parking lot. 1 car park outside PV10 and 1 car park inside (their own unit parking lot). If the house owner travel outstation for 1 week by using the car (with sticker) park inside at their own parking lot, The car park outside (without stick) has to move-in to park at their own unit packing lot. I think it is not reasonable to ask the owner to leave the car outside as their own designated parking lot unit is 'mt' for 1 week. They have paid for the parking lot. In my opinion, as long as they park their car properly to their own parking lot, I think this should be fine. I wish JMC can consider this issue... Thanks!

    scrutinising the uniforms of TSS security guards, found their names or ids are not on display. It's important to display guard's name or ID on the uniform for recognition purposes and also instilling a sense of accountability and responsibility in their minds. Meanwhile, easing residents' task in reporting grievances pertaining to security services rendered.

    if you have one parking, you can only bring one in. if you have two cars, one in and one out, only one can go in as long as you use the access card. you must park one outside first before you can bring in the other car.don't forget to place the sticker on the car.

  10. Dear all,

    Some people have so may cars but only have one access card and one sticker. What they do? They will park one car (with valid sticker) inside. Then, use the access card to bring in another car (without the sticker) to park at unmarked parking lot anywhere. Then, they will continue bring in more car using the same access card.

    So, we can only control this by only grant access to cars with sticker. Because from the very beginning, one car is only given one sticker and one access card. Hopefully by 15 March 2009, there will be no more cases where one owner of one parking lot can bring in 2 or 3 cars inside.

    Regarding Mr Lee's issue, I think the management should issue temporary sticker or dashboard card for those who want to bring in their second car in.

  11. I think a lot PV10 resident having 2nd car, most of them are genuine and follow the rule. This is not right to disallow those genuine resident with 2nd car to come in. As long as they park back to their own parking lot. It is the minority people who creating the problem and you cant ask majority people to suffer.

    Action should be taken against the car 'with sticker but without access card'!! Not the genuine resident who having 2nd car with access card but without sticker.

    what Lee said is correct.... people are paying $$$ for the parking lot.. not cheap some more!!!!

    I hope JMC can consider this issue..

    I really appreciate JMC effort in maintening PV10 and I saw alot of improvement in our condo recently. Well done to Mr see and the team! Thanks!

  12. I also having similar problem as what Lee said. i have 3 parking lot in PV10 and 4 car. 3 cars are park inside PV10 and 1 car is park outside. Once a while, my family member or I may drive the car (park inside with sticker) to outstation for a few day or back to hometown up to a month. During this period, my car which is park outside PV10 during normal day will be drove-in to park at my own parking lot. I think it is not reasonable to ask me to park outside due to my car without sticker! I cant leave my parking lot empty... it is a big waste!

  13. That is why i suggest that the management issue a temporary sticker or a dashboard card to allow the 4th car to come in replacing the 3rd car which went for outstation. If this is not done, how to differenciate between the genuine owner of the car park and those minority people who always bring in 3 or 4 cars using only one access card where he or she only has one parking bay inside?

    Regarding the owner who have access card but without sticker, I think this is not the case. Last time I check, one parking lot will entitle the owner one card and one sticker. If you have 3 parking bays under your name, you should be given 3 stickers and 3 cards, each one for each car. Correct me if I'm wrong. It is impossible for genuine owner to have 2 cards and only one sticker or the other way round, having 2 stickers with only one card.

    If you a genuine owner with two cars but only one sticker, this would imply that you only have one parking lot under your name inside. If you bring in your second car (which don't have sticker) you would surely park at someone else parking bay. This is why I made a suggestion above. To bring in your second car (without sticker) to park at your own parking lot of which your 1st car went outstation, the management should issue you a temporary sticker or dashboard card and allow you to go in.

  14. What i suggest is it doesn't matter how many cars, stickers or access cards you have. As long as the lot number on the sticker matches the parking lot number is sufficient. You can remove the sticker from a car to another and park at your own vacant lot with of course the correct lot number.

    It is impossible for an owner to have multiple sticker on different lot if he owns one parking lot. Some may say owner can manipulate by reporting lost sticker and get a replacement. But the sticker still points to the same lot.

    If the parking lot number doesn't match the sticker then the management has the right to take action.

    I also agree but who will do the monitoring. People can still bring in their cars. It is better to prevent them from entering rather than caught them after they have abused the parking rules.

    I have a good view of the second floor parking from my unit. After almost 8 months, I have only seen once the guards make their rounds. That is the night when they (guards) put the notice on the wind screen.

    Anyway, its just a suggestion and maybe the committee can come out with a better solution to this. Maybe also when the guards do thier routine rounds, I was not there to observe. Hehe.

    there is no two way about it. you have one parking lot, you are given only one access card and one sticker. there is no such thing as you have one parking lot and you want to bring in your second car. Where are you going to park? We have given strict instruction to the security that even if you have a valid sticker but without an access card, you cannot come in because you must have used your card to bring in another car. Right? The complaints will never end if we are not strict in our enforcement. The problem started from day one when the previous security company allowed all these cars to come in knowing that there are many vacant parking lots. The previous company was not looking after the security of our place . Instead they were busy pressing the buttons. I was annoyed when I saw their hands were always at the button and ready to press.

    i agree with u on 1 access card 1 sticker for 1 parking lot system. The number of access card and sticker must tally with the number of parking lot. We must stick to that for stringent control purposes no matter what happened. But we should also exercise some flexibility to accommodate for maximisation of car lot utilisation to avoid any uncalled for redundancy which would culminate into wastage. We shall allow 2 car numbers per sticker for a change so as the car owner with 1 parking lot can drive in any one of the designated cars at any one time, and those with 2 parking lots to drive in 2 designated cars at any one time so on and so forth,immaterial which one of the designated cars they wanted to bring in. The owners hv to do some juggling work to suit their own need. The onus of the change is the number of cars they are allowed to drive in at any one time should match with the number of stickers in their possession. The existing rule of permitting multiple car numbers on a parking lot is commendable and should be maintained. The parking lot owner is allowed to transfer the sticker to any of his designated cars as and when the need arises. In their routine conformance checking round, the guard just need to verify the following :
    1. the car park unit # on the sticker and the car park itself.
    2. the car number on the plate, imprinted on the car park unit and the sticker.

    Both must be matched. Otherwise, clamp the car on the spot and penalising the owner. I believe our law abiding residents will fully comply with the house rule for their own good.

    we can also implement demerit point system to enhance the control on internal car parking system. 2 cars per sticker priviledge to be removed from the owners who breached the parking rule for 3x or more.

    Besides renting car park from mgmt which require car owners to pay lump sum of RM1400 by cash.. is there any other alternative for car owner to have valid/legal car park in our condos?

    If owner has changed their cars, but still have the car sticker which bearing old car plate no.. do they need to report it to mgmt?

    How about the car number imprinted on the car park unit?

    plis use yr common sense. My apology if u get offended. The bottom line is the car number on the plate, the sticker and imprinted on the affected car park lot must fully match with each other to facilitate security's routine check.

I also having 2 parking lots and 3 cars. One of the car is parking outside. Whenever any my car park inside PV10 drove out, i will drove in my car outside and parked at my own parking lot. I never park at other people parking lot and i always follow '1 in 1 out' rules. I also a genuine owner! As long as the owner follow the rule of '1 in 1 out', I dont think it is proper to retrict me from moving my car in and park at my own parking lot as my parking lot is empty! I think alot of PV10 owner may have similar problem. JMC should insert certain flexibility on this matter. Thanks!

    I also having similar problem, i have 1 parking lot in PV10 and 2 cars. 1 of the car parked outside and another car parked inside (own lot)....I always follow '1 in 1 out rule',Whenever i exchange car, i just park back to my own lot. I think this is not 1 or 2 owner problem, alot of resident having similar problem. JMC should consider to add certain flexibility to the policy!!! Thanks!

    the policy is you must enter our condo with a card regardless of how many cars you own. if you have two cars with one parking lot, you can now register all your cars at the management office. they will proceed to print all the registration numbers of your two cars on your parking lot for a small fee. now, you can bring in one of your two cars without infringing our house rules although one of your cars is without a sticker. All your cars will match the reg numbers printed on your one parking lot.

    the policy does not change. you drive out your car with the card and you can drive in a different car with a card too.

    IN AND OUT , YOU WILL NEED A CARD. THIS IS THE FLEXIBILITY WE ARE PRACTISING NOW.

    yr emphasis is on access card and nothing much on car sticker, rather confusing. Can Ms Chia bring in her third car without car sticker on pasted on its wind-screen? If yes, the impending new rule on 1 access card 1 sticker 1 car is apparently being violated. In my opinion, she should transfer one of her 2 car stickers to the 3rd car which she intends to drive in for full compliance to the aforesaid said new ruling.

    The rule on granting multi-car numbers imprint on a car park is already in existence since day one but nobody bother to explore it. Fact is if the owners are willing to pay rm10 for an additional car number imprint in his lot,
    the issue of concern will be non-existing.

    The idea of matching car # on the car plate and the imprint on the lot is a good move as
    the task is less time consuming and being made easier. A case of completing double workload with time taken being reduced to half or less. Time and effort saved can be channelled to other value added activity.
