Dangerous spot

This is one of the dangerous spots which is highlighted by an owner . When you exit from the glass door, make sure you keep an eye for any cars that are moving along this one way stretch. We also noticed that the floor is not numbered

We shall propose to the management to build some humps to slow down the traffic and to number the floor.

    I strongly agree with the proposal and hope it can be realized at the soonest. Sometime the irresponsible driver will accelerate immediately after the corner. This is very dangerous especially when it is still dark in the morning i.e between 7am-7.20am.

    plis continue to pursue till fruition the outstanding issue on full roofing, both the car park lot itself and walkway leading to it, for level 2 car park. More than 150 lots are with open air walkway which blatantly exposing the affected car owners and their family members to rain and shine which is not for their asking. Developer has to be fair to all the car owners with standard practices on pricing.

    Raising the aforesaid issue of great concern here, albeit it's irrelevant to the subject matter, is just to refresh u who never fail to battle hard for success on behalf of the distressed residents.

    let me put the car park lot issue simply : The price of a roofed car park lot with unroofed walkway in level 2 ought to be at least RM1000 lower than the one with lot and walkway fully roofed.
    Multiply 200 affected lots by RM1000, u will get RM200000 being overpaid by distressed car park lot owners.
    Hence, the developer will not suffer any tangible financial loss in sponsoring RM100000 for level 2 fully roofed car park project.
    The only negative impact to them is reduced profit margin.

  4. Hi Raymond,

    Any idea when will the developer/management will provide awning/ roof at the entrace and exit points to our condo. Often when it rains we still have to lower dowm our window to use the access card. When the strict procedure is implemented on 15 March, it is even troublesome since the guard won't lift the barrier for incoming cars.

    During heavy rain, do use the lane which have retractable awning as currently we have only one each at enter & exit. Hopefully there will be another one at the resident lane.
    For the garbage truck to enter and exit, there should be no problem as it is a retractable awning.

    I had given instruction to the guards to provide extra services to the residents when it is raining. The guards have been told to use umbrella for the residents to touch. we don'nt encourage them to use the buttons.

    RM100000 is significant to us but chicken feed to the developer. Their gross revenue from PV10 sales alone is easily RM150,000,000 or 1500x100000. To convince the developer for the sponsorship, we hv to change our mindset over the monetary figures concerned. Moreover we also hv our convincible justification. We know we can count on u to put the issue into the right perspective.

  9. Guys.. don't just talk and talk and write and comment only larrr... When can we have the full roofing / awning at our car park area??? The hump also not even started yet!!!
    Sorry to say but in my opinion u just want to improve on the enforcement on illegal car park issue, access card issue, clamp others vehicle etc rather than safety issue which are more crucial!!!
    Sometimes when we have chit chatting, we find that living in our condos just like living at hostel during school age!!! Can't do that, can't do this... huh!

    JMC must have collective approval from resident before they start spending. Money doesn't drop from the sky. It's from the residents' pocket which comes from the maintenance fee and sinking fund.

    While i agree the hump must be done as soon as possible, the case of full roofing is totally at the hands of the developer. We can't afford to spend 100k from our coffer on it. Besides of these issues, we must look into issues as well and not just stop here.

    By the way, please name me a few things that are in common with your hostel during your school age. I really like to know if PV10 is a hostel-like condo.

    another simple-minded anon popped up from nowhere. He doesn't understand our procedures in collective decision making and initiating work contracts that need to take reasonable time to materialise. This fellow liking time taken to initiate a project till completion to buying an ice-cream for himself or his family members, as simple as ABC. He also failed to understand the following :
    1. Full roofing in L2 is a safety issue. Besides slippery walkway, victims exposed to heavy rain and scorching sunlight can fall sick nowadays.
    2. his motive is to slow down our effort to enhance our safety/security and house rules for the well being of our residents. He likes chaotic scenario.
    3. He mind is pre-occupied with humps, one and only issue, and doubted our capacity to take on more projects,just becos he's slow moving and expecting everybody to slow down and stay in pace with him.
    4. he dislikes house rules and prefers cowboy town life style. Truly a regressive minded fellow. He also doesn't understand wherever he is, be it school, house, country or even jungle, he's governed by a set of rules. Maybe Somalia is a better place for him to reside.
    5. the positive comments/feedbacks breed actions for improvement. A good example is his favourite humps issue.
    6.He doesn't undestand the usefulness of effective spoken and written communication to get things done. He thought everything will fall in place by keeping mum.
    7. He doesn't appreciate the improvements we hv completed so far. He expects improvements dropping from the sky without our effort.

    This fellow is another menace we shall do without for our own good. Our journey to achieve our objectives is getting tougher and tougher with all these unnecessary obstacles blocking our way. Lets don't get demoralised to face them as the saying goes - as the thing gets tough, the tough gets going.

    Our main issue is the tenants here in PV10.(mainly students).Feeling Hostel like condo in PV10?..Yes it is...after brought this property for 270K as my new home. I have no choice, but to accept it during current economy crisis.What i hope is to have a more home feel condo rather than street feel(at mamak shops and internet cafe). 1 student stays here invite 3-4 friends occupying the shops. Tought the shops are mainly for residents,what i can see is many outsiders with 'oran utan' look alike starring at everyone who passes by especially evening time.Luckily now it doesn't open 24hours. Hope all owners of PV10 can help up to improve the image.

    pls name the things that you cannot do at the condo. do away with the security cards and you can do anything. no cards , no guards and we save a lot too. when you purchase a condo, you should be aware that there are rules which you have to abide but if you live in a landed property , you set your own rules. the choice is yours.

    from the proposal stage to the implementation stage will take some time. the money does not belong to the committee members. we are only trustee to the fund. you need to hold a meeting,feedback from the residents, the budget to consider, quotation, approval from the unit owners if the cost is very high. we do not simply spend and spend.
