Meeting with the lift engineer

We had a meeting with the lift engineer, Mr Khoo from Eita Sdn Bhd this morning. We highlighted all our problems to him. Apparently, we told him that the lifts are not intelligent enough. The waiting time is too long. The ride is not smooth and there are some noises here and there. The speed is slow. He was quite concerned over our complaints and promised to look into them. According to him, the speed is already fixed and there is nothing you can do about it. He further said that the lifespan of the lift is about ten to twenty years provided there is a routine maintenance.

Our lifts are under monthly routine maintenance. They oil the parts, clean the lift pit and do some trouble shooting. At the moment , we don't have to pay anything for the routine maintenance as the lifts are still under liability for a period of 18 months. When the liability period is over, the JMC will have to make a decision whether to opt for comprehensive cover or non-comprehensive cover. For comprehensive cover, we have to pay about RM10 000 a month for the routine maintenance and for non comprehensive cover, it's half the amount. The difference is for the comprehensive cover, we don't have to pay anything for any replacement of lift parts. The JMC shall make a decision when the liability period is over.

We don't really have a choice but to live with Eita lifts. To replace all the lifts with some Japanese brands may cost millions. The only thing that we can do is to put some pressure on the lift company to carry out proper routine maintenance of our lifts to cut down the frequency of breakdowns. I think they are committed to do so because it is a young company in the process of building up the Eita brand.

    This issue should be brought forward to the next AGM as it involves a huge cost monthly. I don't quite like the idea of huge monthly fee eating into our BMF nor having a lift that breaks down frequently. I very much doubt the words from Eita judging from how the lift operates at the moment. We shall see.

    There is a notable increase of Africans in PV10. What are they here for? They begin to become a nuisance in our compound.

    The kids goes to the pool without their swimming apparels and when approached by the guards, the guardian will jump in and give the guard an earful. They jump and run around the pool like mad people creating a havoc.

    Most of them loiter and sit around behind the tennis court at night. They enter in and out without an access card.

    Are they owners of PV10? I hope they won't become our next set of problem.

    monthly routine maintenance for the lifts is compulsory. whether you like it or not , you have to pay. it's the same with all other condos and the only difference is the rate.
    for some other condos, they get other independent lift contractors to service their lifts because the rates are lower. the only concern is that they may use all kinds of parts.
    it is advisable to get the original installer to service the lifts unless we decide to replace the lifts when we have sufficent fund to do it. it may cost millions.

  6. mr. see, just curious about the maintenance fee for the lift..
    have u randomly checked with other condo/apartment? are the charges within the range?

    hmm.. fed-up with some PV10 residents.. who is smoking in the lift and still loitering.. not civilised at all.. though they see others in the lift with children.. they just simply ignore us..

  7. I agreed with Danny about the increase number of Africans in our condo. They are really not considerating other residents. Sometimes during the night time, I even heard they shouted very loud. I am not particularly racist about Africans, however, their behaviour in this condo has created a bad impression to us and also our condo image as well, becoming some kind of 2nd class condo.

    Hope Mr See and committee members can think of better solution to tackle this problem.

    Please tick them off when you see any smokers in the lift. I have live here for 6 months and only once i met with such an incident. He was a contractor who light up his cigarrete right before he goes into the lift. I stared at him and said 'No smoking in the lift'. He look at me and make a blank face while holding the cigarrete. He did not make a puff until the lift reached his floor and went out. I will not tolerate any uncivilised act in my face.

    No one is being racist here. When it is a nuisance, it is a problem.

    I understand you are living alone in Block A. Maybe one fine day we can come out for a drink at the mamak downstair for a lengthy talk.

    we don't really have the answers to your questions. They are definitely here through the agents. we have no way of stopping them . can we stop the owners from renting out their properties to them.

    our condo is being used by Eita to build up their lift brand without our asking and we hv to subsidise them with exorbitant monthly maintenance charges (@8% of our BMF revenue) upon expiry of the reliability warranty period. By right, Eita should be appreciative of our developer's offer to test the reliability of their product and voluntarily extending the reliability warranty period for another couple of years.

    suggest we liaise with Eita for :
    1. extending the reliability warranty period for another 2 years.
    2. Training up our technicians on FOC basis for baisc self maintenance purposes upon expiry of the extended warranty period. We may also hire a qualified lift tech for more effective full time lift maintenance coverage at lower cost. Only seek Eita's assistance as and when there's a major breakdown and pay them a token advisory fee.

    No Venture No gain.

    Using EITA lifts are not the fault of others except for our developer who seems to maximise their profit by using substandard materials and fittings. These materials (I believe are imported from China in bulk) look good but in the long run will be a burden to us in terms of maintenance.

    I agree with Raymond57 that we should have better terms in respect to maintenance with the supplier but this has to be extended by the developer in good faith. This is because they are the one who chose to use EITA lifts not the other way round. The developer should assist JMC to negotiate with EITA because I am very sure that PV is their biggest client.

    we except the innocent anon (just to assign him a unique identity for easy addressing as there are so many anons around) are having common objectives to resolve issues at minimum cost. U will be the next target of the anon who tend to regard constructive comments for proposal and follow up as shouting and cursing respectively.
    I'm pretty sure he is not one of our property owner or resident but someone with bad motive and hidden agenda as he hates to see the appreciation of our property value and the condo's fast and vast improvement in respect to safety, security, housekeeping and enviroment.

    Thanks for the caution. However I was already a target as they (anon) have accused me of being Mfairuz(JMC) just because of time to enter comments.

    I think we should have good faith on others and just ignore their comments which does not contribute to our common cause. I guess we just have to be contented with this kind of attitude and live with it. Lucky us

  15. what happen to the security system of pv10?? outsider without access card/registered can go in and out easily through the security guard house? what i can see the STUPID and LOUSY security didn't do their job, just sitting in the guard house and won't care those passing by..This is condominium status property but its just no different with the flat.

    its time to move your ass and start to solve the recent break-in in pv10!!!

    Break-in cases in pv10 is not the new issue...
    It become worse as we aware that the recent break-in in block b. Its security failure or just an coincidence???

    This is a good proof that the security guard didn't doing their job! they are not doing patrol routine! Or maybe they have connection with the burglar?

    Here my few suggestion maybe useful to improve the security system:-

    1. Change all the security guard.
    2. Fix the auto close panel to the entrance door(so the door will close up automatically all the time)
    3. Visitor/without access card need to register before enter the condo.
    4. Increase more patrol security officer.

  17. Come on guys. Ban this company man. So "unintelligent" lift. Programmer in their company also sleeping. Not smart at all. One word, NOOB eita!!
    Sad to know that Pv10 is such a nice and great place but the lift really lets us down.
    And btw those ppl register at the guard,i could even put barrack obama's name there and the security gurad will let me thru. Come on man. What a joke.
