JMC line up



The line up from the left: Mr Lim Chee Chun ( Dev's rep) , Mr Lim Choon Hock ( Blk A, Committee member, insurance consultant ), Wendy Koh ( Blk C, Treasurer, an executive with HP Computer Sdn Bhd ) ) , Mr See ( Blk A, Chairman, teacher ,appointed because the previous chairman resigned),
Mr Rajenthran ( Blk B, committee member, a businessman ) , Encik Mohamad Fairuz ( Blk C, committee member , unit trust consultant ) and Mr Vincent Cheong ( not in the picture, secretary, computer agent with P1 Wimax)
The cheque signatories are Mr See, Wendy Koh ( Group A ) and Mr Rajenthran, Vincent Cheong ( Group B ).
During the first AGM to form the JMC, there were 13 committee members. Along the way , a few of them resigned for reasons which were only known to them. The JMC is well aware that there is a need to increase the size of the committee for the the JMC to be more effective. We are not in the position to appoint new committee members but you feel that you are a team player and has a little spare time for social work, you can give us your contact number and we shall call you to discuss your appointment as a new committee member.

  1. Does this committee members have a background? Their education level & their current profession? As the committee members are taking decision on our behalf, hope that the decision maker are more professional.Since I only know that Mr.See is a Teacher, how bout the balance 6 person in the committee.

    At least we know. I stayed in Mutiara Condo 2 before this. Their committee members are all high profiles such as politics background person, police officer & lawyer as what I know when I was staying there. As I don't know whats the background of our commitee members in this condo.

    why no rep from mgt in our JMC line up? Is CC Lim doubled up as the mgt rep? Plis clarify.
    It's important to hv mgt rep in as he will act as a quick link to mgt in expediting the delivery of issues/feedbacks raised in this blog. It's mandatory for all the JMC members to participate in this blog to get themselves updated on the latest developments. Many trivial issues raised in this blog can be resolved in no time via verification and counter-action on the spots without having to go thru all the formal red tapes. Otherwise, times and again the residents will ask u on why we hv to lodge formal complaint on trivial matter at mgt office for action. V hv no grouses in lodging formal complaints as far as vital issue is concerned.

    having a lawyer doesn't mean that your condo will be well maintained. the most important assets are time and committment and the people who are willing to go to the ground and people who pay attention to details. a lawyer will be too busy to do that. we accept anybody as long as they are willing to serve and have the time to spare.

  4. Vivian, judging from your post, you have not been to the AGM to see these people introduce themselves and got elected during the process. They do not appear out of nowhere to be in these positions. I somewhat felt insulted because you seems to question their background at the first place which is clearly a non issue and doubted their decision making while they have been up to the mark so far.

    Mr. See, i'm so disappointed with those who have resigned. Some of them even voted for themselves during the AGM. What's the point? Just for the glamour? We have 13 members and 6 left? Was it due to the reason they are not satisfied that some of the members are not resident of PV10?

    For all i care is the well being of PV10 as much as the rest. Please look into appointing someone from Block D into the JMC.

  6. I personally agree with See and Block A Owner.
    Background is important but not primary. A cat is considered as a good cat immaterial of its color as long as it knows how to catch mice. The same applies to JMC members if they are committed to the assigned tasks, strictly adhering to integrity/transparency/accountabilty practices, and well-versed in resources management, just like belated uncle Lim Goh Tong of Genting Sdn Bhd who had easily out-performed his successor, who is also his son, a highly qualified professional with a couple of degree in tow. Lets chip in to fully support our JMC to get things done and wasting no time questioning their backgrounds eventhough u'r entitled to yr opinion.

  7. I think I didn't ask anything wrong I guess. I just wanna know what the other committee does thats all. I think other owners also would like to know. Nothing worng on that I guess. As we only know what Mr.See work as. We don't know about other committee members occupation.

    nothing wrong for u to ask for committee members' professions. But sth is wrong with the way u expressed yourself as though only high profile professionals or elitists are qualified for this simple job that merely requires hard work and commitment. People can get hurt if they misconstrue the context of yr previous post and subsequently get demoralised. Lets accord yr respect to all the committee members who have performed well thus far.

    Just wondering why is't so secretive on the committee members occupation.

    Now I'm having doubt others might too on why it's so secretive...

    There is no doubt seeing Mr.See around our compund as I seen him few times down here looking around but honestly speaking I never seen those other faces going around. Thats not the point. The point was can we know the occupation of the other committee members??

    Just a simple answer would be fine Yes or No.

    I'm not here to argue, but just would like to know, thats all. Mr raymond are you one of the committee? since I'm seeing that the barking are coming out from you not other committee members. Smells something.....:))

  10. Today is my first day looking at this blog even though I know it exist for quite a long time.

    Mr.See I personally think that you have done a really great job including all the committee members. it's clean & security imporves. Which I'm really satisfied. Also updating information on current progress at the notice board.

    It's not a matter of 13, 10, 9 committee members should be sitting there, if this 7 members can perform then let it be, for me they are doing tremendous job. I have seen Mr.See at night on working days & also on saturdays walking there and here.

    If they have perform then credit should be given not just critise them. As they are also owners here which most of us forget.

    You can't be satisfying all the residents here.

    For me, the committee have done a Good Job & Keep It Up.

  11. I miss out few more things, we should appreciate that they have even created blog for us to see whats the progress & information in PV10.

    Even on the topics they ask for feedbacks from the owners, which are very good enough. Running out from topics are really frustrating.

    I think we should give them a hand to make PV10 a better living place rather then criticising & not going ahead.

    If you going to criticise, criticise with solutions.

    Just my 2cents.

    u r entitled to yr suspicion but telling u frankly that there's nothing fishy over here. If u hv time to digest all the comments i made so far, u will know that i'm neither See's friend nor his enemy. My participation in this blog is to speak up without fear or favour with residents' well-being in mind. Majority of the residents are quite satisfied with JMC's contributions as of this time, and we would like to encourage as well as motivate JMC members to continue with their good effort. We compliment them if they truly performed and criticising them on the reverse.

  13. Hi Mr.See, and all committee members
    First of all would like to thanks for all your effort to handle those issue involving PV10.
    I've been to the AGM meeting and participate in the voting. All these members has introduced them self clearly enough to take these position.I'am in a professional line too,but i know i won't have extra time for it.These are our heroes that doesn't get any pay for the job.I've been staying here since August 08, lots of improvement was made. Good job ! To all the owners who stays here are advised to participate in giving comments in this blog from time to time for better understanding inbetween JMC members and owners .

    Lastly i would like to suggest someone to organize some clubs/activities for all PV10 owners to get to know each other better.How bout
    tennis club ,cooking etc..etc..and lastly , there is a group of tenant at Block C (lev 6),
    who doesn't need to sleep, talking so loud to each other somewhere from 1am - 4am! even vampire also go to bed!God pls help them to sleep.

  15. Vivian, what do you mean by secretive? Where have you been during the AGM? We all are aware of their background and occupation which is why they are voted in to the JMC. I only see you barking for the wrong reason here.

    Now i'm pissed because you seems to mean that all the committee members appear out of nowhere, and their background is questionable. We, the residents voted them in during the AGM and you are saying that we don't know anything about them.

    Maybe you should ask for a copy of CV and resume from all the committee members.

    If you are unhappy with the maintenance in PV10, you may voice it out. Mr See do not and cannot work alone. We are here to contribute towards the well being of PV10.

    At the end of their term, if you feel they are underperformed then you can vote them out.

    Do seriously consider the ideas below.

    1.Quarter-annually clean up of
    a)rubbish on car park roof.
    b)debris and rubbish on the ledge on top of the windows.

    2.Semi-annually floor polishing to clear hard core dirts and stains.

    3.Weekly round check of faulty lights on every block.

    4.Weekly clean up of garbage room. Clean and clear of stain and stench.

    5.Forms of complaint and suggestion. Feedback within 7-21 days. Depends on urgency.

    6.Car park rental on weekly or monthly basis be made available at management office.

    7.Should start to look into how to deter Ah Long agents, preachers, idiots who stick notes and stickers everywhere and direct selling agents from coming in. I have a preacher at my doorstep 2 weeks ago.

    8.Allow recyclers preferably from charity cause to come in once a month so residents can drop their recyclable items. To avoid getting pretty messy, we can limit only collections of glasses, papers, plastics and aluminium.

  17. Dear Block A owner,

    We carried out a site inspection with the area manager from the cleaning company yesterday. We told him bluntly that we are not really happy with the state of cleaniness at PV10.
    We pointed out to him the rubbish at the roof top.the stain on the floor, the cobweb on the ceiling, the dirt at the four corners of the lifts and the floor changing colour. we were told that from march onwards, the corridors on various blocks will be machine polished once a month and the corridor on the ground floor once a week.
    A box for recycling items will be placed by a NGO ( a charity organisation )at the far end near the washing bay soon.

    yr contemptuous character is getting from bad to worse and yr dubious mind is insatiable. PV10 JMC secertary is an honorable post and whoever assumes the post should take the pride of it. Apparently there's no good reason for him to assume other christian name.
    If u care to read properly the names of our JMC office bearers, u should know the christian name of our secretary is Vincent.
    Plis cut off all the jests and wild guesses for yr own good and start contributing positively to this blog.

    why Vincent Cheong didn't appear in the picture above? How is his attendance for the regular meetings u called for? All committe members must be dedicated in carrying their functions. Residents to vote out those non-committal members and hv them replaced asap to ease the burden of other members and thus keeping the team moving on at full steam.

    Those committee member who still with JMB is willing to work as we still remember the moment when we accept the nomination during previous AGM.

    Since the first day till to date, we have received a lot of complaints and also compliments but rest assure we're here to protect the owner rights.

    My compliments also to the rest of the team who stand the pressure and taking it as a Motivation to move ahead.

    pls do not bring any political issues and racial issues into our organisation. Our sole issue is PV10 and its properties and nothing else.Decision made for PV10 are based on consensus and nothing else. PV1010 is for all races.

    By reading your comment I can guess that you must be somebody with a high profile and having such a good background? with all this why don't you volunteer to become a committee in the next AGM. By doing this you can show that only those people with a good background can do the job AND if you are not happy to live here with unknown background of committee members, maybe can start to scout arround Hartamas Condo or even Troika at KLCC where you can live with high profile expat community.     to achieve our set goals, we hv to get the right candidate for the right job available in JMC, mgt and security. To do so, the chief of respective functional teams must appraise their individual staff's performance half-yearly or yearly and update residents in impending AGM/EGM to be convened. Residents are advised to use the above-mentioned input to vote in a new JMC line-up, and JMC to decide on the firing of bad apples in mgt and secirity based on the reports. Those with excellent performance should be rightfully rewarded. Appraisal criteria should consist of productivity,quality,discipline/attitude,cooperation, creativity, proactive approach, attendance/tardiness, housekeeping, contributions, etc.

If you think you are great, why not join JMC and contribute to the well being of the Condo and not an armchair critic.

    Seriously go get a life. I'm here not to back anyone but trying to contribute towards building PV10 a better place. Everyone should ignore these peoples who are trying to stir up a storm in a teacup.

    Attendance is still part of my concern. What if one particular committee member only attends 2 out of 10 meeting? Residents would like to judge from that angle too.

    Do seriously consider negotiating with the developer on this idea, 6.Car park rental on weekly or monthly basis be made available at management office, i brought forward. It's just too much for some people to cough up a lump sum amount for the parking annually.

    the developer's rep is considered as a committee member with voting power. he represents the developer and not the management.
    The developer is PVDSB ( Platinum Victory Development Sdn Bhd )
    The management com is PVDPMSB ( Platinum Victory Development Property Management Sdn Bhd ) a subsiadiary of PVDSB.


    In my previous blog, I had given the reasons why we appoint PVDPMSB to be our management company.Our properties are still under the liability period. it does make sense to appoint them. moreover, the mght fee charged is comparable to the market rate which is about RM 8500.00. henry and butcher will charge about RM 15.000 which may cause a strain on our budget.

    We shall write to PVDSB to bear the cost of linking the rooftop carparks but we don't promise anything because the cost incurred is very high.

    In the meantime, let's look forward. all the owners will have the opportunities to appoint committee members including the chairman of their choice in the next AGM. I am sure there are many potential candidates in PV10 who are interested in doing social work and do not work for personal interest.

    RM100000 is significant to us but chicken feed to the developer. Their gross revenue from PV10 sales alone is easily RM150,000,000 or 1500x100000. To convince the developer for the sponsorship, we hv to change our mindset over the monetary figures concerned. Moreover we also hv our convincible justification. We know we can count on u to put the issue in the right perspective.

    Can't be satisfying all the people here but for me you have done a great job Mr.See.

    I had personally critic owners that are staying outside from this condo of being in the committee, due to worries that they won't have time to come & see or knows what happening around here. Im proven wrong in this case after Mr.See took over the baton from the ex chairman.

    AGAIN, YOU HAVE DONE A GOOD JOB & PLEASE STAY THERE FOR US THAT APPRECIATE WHAT THE COMMITTEE TEAM & YOU ARE DOING.

    NO ONE IS 100% PERFECT. EVEN THE CRITICS. dont waste you time on this unethical practices/behaviour.


    p/s : At our previous AGM, Mr.See had the highest vote from the owners to be the chairman of the committee, but he didn't accept it as he was staying outside & the baton being pass to our ex-chairman. For those that didnt attend the previous AGM meeting.

    Even If it's rivalry/enemy, if they had done a good thing/improvement you should accept it and be a gentleman.

    Anyway where is our Wendy?? miss her.

  46. I think pv10 should change the current security guard due to the recent in-house break in!
    so sucks most of the time the security not doing patrol in every house....
    we worry that the security guard have connection with the break in in block B....
    mr see and community pls do something and solve this problem!!!!
