New security company

RM 4.30 per hour security guard

The services of Kawalan Perwira Sdn Bhd had been terminated. TSS Security Sdn Berhad has been appointed to take over from them effective 1st February 2009. The guards will in deep grey uniforms.The JMC had a couple of meetings with them before they are appointed. There will 8 guards and 1 officer for the day shift and the same for the night shift. The cost is RM4.30 per hour for the normal guards and RM 5.00 per hour for the officers. The total cost is RM 30,000 monthly which is slightly lower than what we are paying previously.

We told the new company, we hoped to see some changes in the aspect of enforcement. No more owners' cars at the visitors' parking lots. No more in and out without the access cards. No more walk in visitors without being registered. We have also set certain procedures for visitors' car park. They are allowed to park for four hours after which they have to inform the guards to extend it should they need to stay longer. For overnight visitors prior permission need to be obtained from the management office. If the office is closed, permission can be obtained from the guardhouse. After midnight, visitors are not allowed to come in by cars but the guards have been told to use their discretion for some special circumstances like the sick or relatives who are from outstations.

We shall monitor the new company closely. Hopefully, the residents can provide us with some feedback on the performance of the company. When we change, we change for the better. The officers must do a good job of providing good leadership to the junior guards. What we want is consistency in their performance. Be firm but polite. Some owners may not be happy but then we we can't please all.

OPENING OF THE BANK ACCOUNT WITH CIMB

We are pleased to inform you that effective 1 st February 2009, all payments made to the management office will be credited into the account belonging to JMB.



All payments in the form of cheques must be in favour of JMB-PV10 ( MF ). With the opening of the bank account does not mean that we have taken over the BMA ( Building Maintenance Account ). As I have said in my previous blog, we shall only accept the account after the account being audited by Wong & Company, the registered auditor appointed by the JMB- PV10.

Further improvements to Platinum

Dirty stains on the wall leading to the gym and the toilet


The JMC had made a decision to carry out some tiling work at the corridor leading to the toilet. You can see many stains on the wall leading to the gym and the toilet. This is probably due to heavy human traffic around this area. . With tiles, the place will have an upmarket image and it is maintenance free.
Some tiling work will also be done to the area outside the surau, the management office and the JMB office. All these work will be carried out after the Chinese new Year.
Besides the tiling work, we have also decided to place some clocks in the gym, the hall and the management office. Currently, you do not see any dustbins at the lift lobbies above the ground lobbies. Sometimes you may see cigarette butts and pieces of paper around these areas. The JMC had decided to place dustbins on all the floors to prevent residents from littering. The corridor beside the muti purpose hall will also be brightened up.

Blackout at PV10

In times of any emergency, the right party to call is the guardhouse. The number at the guardhouse is the same number as the management office that is o3-40241488. The security guard at the guard house will have the direct link to the staff and other gov departments.

As for last night of which the blackout occured at about 11.00 pm, the guard informed the chargeman and the handyman. They were already at PV10 at about 11.30 pm. The problem was linked to the transformer located at Platinum walk. This was a problem that should be resolved by TNB. Electricity was restored to all the blocks at about 5.00 in the evening. When there is a blackout, only one lift from each block should be running. They are run by the gen-sets.

Further improvements done to PV10


If you notice the above pictures, the sticks are much longer now. This is to prevent the residents from straying into the entrance or the exits which may pose a dager to themselves. All the ugly ribbons are already gone. The entrance and the exit look much better and reflect the image of our condo with all the potted plants around.





We are not only concerned with what is happening inside. The management led by Ms Lena Lim should be complimented for taking the initiative to speak to the developer to take action to prevent drivers from parking their cars around the corner at no cost to us. Actually the same thing should be done for the opposite corner. The JMC will propose to PVPMSB to do the same for the opposite corner.
We are actually continuosly striving to bring further improvements to our properties. Rome is not built in one day. Please give us time.

Utilization of our funds



Before I start , the JMC wish to take this opportunity to wish all the residents of Platinum a happy and a prosperous new year. May we live in peace and harmony in the year of 2009.

We maintain two types of funds in two different accounts. One is the BMF ( Building Management Fund ) account and the other is the Sinking Fund account. The maintenance fees that you pay will go into the BMF account and 10% of the maintenance fee that you pay will go into the Sinking fund. We shall also open a fixed deposit account for the sinking fund and any surplus fund from the BMF in the near future.

Building Management Fund is utilized to pay for day to day expenditures incurred to maintain our condo. The money is used :

1 to pay for electricity to run the lifts and to lighten up the common area.
2. to pay for security services.
3. to pay for routine maintenance on the lifts.
3. to pay for management fee for appointing PVDPMSB.
4. to pay administration staff engaged by PVDPMSB
5. to pay for routine maintenance on the gen-set, water pumps , swimming pool and others.
5. to pay for cleaning services.
6. to pay for repair jobs and minor upgrading jobs.
7. to pay for water at the common areas.

The sinking fund is utilized for major upgrading job like a repainting job, replacement of the lifts and other major repair jobs that incur a high cost.

The JMC shall be prudent in the utilization of the funds. We are well aware that these funds belong to all the owners of PV10 and we are only trustee to the fund. The JMC's main objective is build up a strong reserve for the future. The JMC is also well aware that in 5 to 10 years time, there shall be wear and tear to the lifts and other equipments. The paint job may have deteriorated to the extent that it may look like a run down flat. We may need to carry out a repainting job which incur a high cost. That is the time when we need to use the sinking fund. We shall not use any of the fund for things that do not benefit the residents.

The sinking fund will only be utilized after obtaining the consent of majority of the owners in an E.G.M. or in an A.G.M.

I shall give you the breakdown of our expenditures when we have finalized the takeover from the developer. At least, you know what you are paying for. The maintenance fee shall remain at 0.12 sen per sq ft.
