Roof top car park


The JMC had written a letter to PVDSB to bear the cost of linking all the car park. We have yet to receive a reply. Considering that the cost incurred is very high, they will have to give the matter a thorough study. We are keeping our fingers crossed. It is certain that we are not in the financial position to carry out the project unless we will like to use up all our reserves.

    developer has no choice but to sponsor the project as they hv to right the wrong they committed and also be fair to all residents who paid rm8000 for full roofing, covering both the car park lot and the walkway leading to it. At no time double standard pricing practice should be tolerated.

    if developer turned down our request for financial aid to full-roofed the car park, plis tell them to dismantle the roof concerned at their own cost and convert the affected car park lots into unroofed ones which worth only rm4000 each at the time of purchase and refund us rm4000 per lot. Lets see how i arrived at rm4000 original price tag for level 2 unroofed car park lot. It's well-known that for each car park category, the one at ground floor is 20% higher than those in level i & 2. If the unroofed lot at ground level was worth rm5000, the same type of car park at level 1 and 2 would only cost rm4000 each. Overall refund amount is expected to hit RM720,000 based on 180 affected lots.
    Get developer to ponder over the figures and pick a choice.

    just to provide u an insight into the background of the subject post with some pertinent old comments made in this blog:

    plis continue to pursue till fruition the outstanding issue on full roofing, both the car park lot itself and walkway leading to it, for level 2 car park. More than 150 lots are with open air walkway which blatantly exposing the affected car owners and their family members to rain and shine which is not for their asking. Developer has to be fair to all the car owners with standard practices on pricing.

    Raising the aforesaid issue of great concern here, albeit it's irrelevant to the subject matter, is just to refresh u who never fail to battle hard on behalf of the distressed residents for success.

    let me put the car park lot issue simply : The price of a roofed car park lot with unroofed walkway in level 2 ought to be at least RM1000 lower than the one with lot and walkway fully roofed. Multiply 200 affected lots by RM1000, u will get RM200000 being overpaid by distressed car park lot owners.
    Hence, the developer will not suffer any tangible financial loss in sponsoring RM100000 for level 2 fully roofed car park project.
    The only negative impact to them is reduced profit margin.

    RM100000 is significant to us but chicken feed to the developer. Their gross revenue from PV10 sales alone is easily RM150,000,000 or 1500x100000. To convince the developer for the sponsorship, we hv to change our mindset over the monetary figures concerned. Moreover we also hv our convincible justification. We know we can count on u to put the issue in the right perspective.

    I'm the owner of PV10, regarding to the unroofed car park make me and my wife so during raining. My wife now pregnant, she got to run to the car during raining on the slippy floor. This make me worry and

    My name is Ray, a resident of PV10. I feel inconvenient when I walk to lift lobby from the car park lot, as there is no covered walkway, this makes me more inconvenient on rainy days. My wife is now pregnant, she has to run on slippery roads during rainy days, its extremely dangerous in that way.

    Please consider to build a covered walkway for our safety purpose.

    fully understand yr concern. Plis advise yr wife to take good care of herself at this critical pregnancy period.
    U may consider taking legal action against the developer if any uncalled for accidents happened arising from slippery level 2 car park walkway which should hv been roofed in the first place.
