Procedure for selecting supplier or contractor

Quotation 1

Quotation 2

Quotation 3
For the purchase of dustbins to be placed on all the floors, three quotations were submitted by the management to the JMC. The JMC chooses the type of dustbin to be used with the recommendation of the management. The JMC made the final decision .

Purchase order.

The purchase order was issued and signed by the chairman before it can be executed. All the purchase orders which are above RM 1000.00 must be approved by the JMC and signed by the chairman or his representative. In this case, the JMC chose the quotation with the lowest price.
Cheque for payment to the supplier will also be signed by the office bearers and the committee members whom I had listed out in my previous blog. The JMC will not sign any cheque of which the purchase order is not approved by the JMC. The significant of the Act 663 is that it gives the JMB total control over the fund collected from the owners.
Thank you and have a nice day.

  1. Dear See,

product quality must not be compromised.
We need product that's cheap but lasting
    to minimise replacement cost.
Like to know the following :
Is the supplier giving discount for bulk
    purchase?
Any warranty? Is yes, what's the warranty period?
Is the quoted price for the said product the lowest in the market?
    Any market survey being conducted?
    Plis enlighten us.

    best regards

  2. Dear raymond,

Over at my condo we paid about RM 100.00 for the same type of dustbin. For comparison, i think it is a fair price.

  3. Raymond57 is correct. From the difference of prices, i'm not too bother about it. I'm much more bothered about the quality, warranty and our ability to maintain the bin. An extra 80 bins is an extra workload for the cleaner.

Some irresponsible idiots will then decided to offload their garbage into the bin rather than into the bin at the garbage room. And we get rubbish strewn all over the bin at the lift.

I'm ok with bins being placed at the public area but please think again about placing on all floors. It might not worth the money we spent at the end of the day. The garbage room is only few steps away from the lift.

  4. Dear Block A Owner / See,

Block A Owner has some good points. But no venture no gain, we should permit JMC to execute their brainchild on maintaining good housekeeping. It's silly to expect improvement in housekeepin at all levels without making any changes. I think the design of the bin is very important in deterring the litter-bugs from offloading their huge garbage into it. Henceforth, the bin slot opening should cater for small size garbage only and bin top for ash. Good to implement it in stages to gauge the responses and consequences.
Thence, decide what to do next.
