Further improvements to Platinum

The JMC had made a decision to carry out some tiling work at the corridor leading to the toilet. You can see many stains on the wall leading to the gym and the toilet. This is probably due to heavy human traffic around this area. . With tiles, the place will have an upmarket image and it is maintenance free.
Some tiling work will also be done to the area outside the surau, the management office and the JMB office. All these work will be carried out after the Chinese new Year.
Besides the tiling work, we have also decided to place some clocks in the gym, the hall and the management office. Currently, you do not see any dustbins at the lift lobbies above the ground lobbies. Sometimes you may see cigarette butts and pieces of paper around these areas. The JMC had decided to place dustbins on all the floors to prevent residents from littering. The corridor beside the muti purpose hall will also be brightened up.

  1. well done...would JMC consider to put tilling on multipurpose hall also...not nice just have cement render only...
    one thing can JMC consider people need to books first before they can play ping pong or maybe can JMC add on more table tennis...quite hard to get play especially during 5pm to 8pm..tq

    We have to consider the cost before we can tile up the hall. we may consider to buy another table.

    As for the lifts, i tested the lifts on Friday and found that they could stop at the 2nd fl.

  4. Mr. See, only one of the lift in Block A does not access 2nd floor and it is still not working as at this moment. The mentioned lift is the one next to the notice board.

    our developer who made tons of money
    seems to be fairly generous in landscape
    beautification if u care to look around.
    Appropriate to approach them to sponsor,
    or at least subsidise for some of our
    internal beautification projects so as
    our maintenance/sinking fund are maintained
    at optimum level.

  6. Dear Mr. See,

    I really hope that the JMC can propose the followings for the benefit of the resident:

    1. Covered corridor from the Guardhouse to the main block. (Would be useful for people to walk to the guardhouse from the main block vice versa especially on rainy day)

    2. Shade for bus/taxi stand. (Currently there is no waiting place except the one in front of the guardhouse, with only provide small shade. Please bear in mind than waiting there can posses danger especially when cars/motorbike entering or exit to/from the condo)

    3. Shade at the auto gate (to cover both entrance and not just one. This is very difficult as there is only shade on one side of the entrance instead of both)

    4. Autogate for motorbike. (Sharing the same autogate with the car/other vehicle is not very practical for safety and security reason. This mean that any motorbike can enter into our property by just waiting behind any car to go in. Even with the motorbike sticker policy in place, it does not guarantee that unauthorised motorbike cannot enter especially the security guard seldom overlook.

    I do believe your that base on your track record and good rapport with the developer, your team would be able to deliver the rabove equest (which I think won't cost much)

    Shall bring all your proposals to the attention of the JMC. We at JMC practices collective decision making.

    It is definitely going to cost a lot if all the proposals are implemented. Don't forget, the developer has nothing to do with your proposals. We have to bear the cost ourselves. When you start spending money, it will lead to all kinds allegations. As long as we practise tranparency and accountability, I guess we are on the right track.
    Just to give you a tinkle, when we propose to provide a 4ft polycarbonate shade at the guardhouse, the quoatation came to about 10K. Just think how much it will cost if we provide a covered pathway from the guardhose to Blk A.

    To provide another lane for the motorbike will be considered as a big project. You have to hack down the wall on both sides. You have to install autogate for the bikes. Don't be surprise, it will knock us back at least 50K.

    Anyway will talk to the committee about it.

    Thanks for the feedback. I really appreicate it. Hope that the developer is kind to absorb the cost if the above proposals are to be implemented. I do believed that they do make some allocation for corporate social responsibility. No harm trying. Anyway the benefit is for all.

  9. I suggest to put more dumbells ,and gymbar to enchance the gym equipments....If possible just add more fan for better airflow .Thnx in advance!!!

    about the autogate....we shouldnt install a new autogate cost definitely it'll costly..what we should do is allowing them to have a access card like the car owner...make them apply and we decided whether they can or cant get the card...maybe per house maximum two card...we should charge the card and make it affective after one month notice...i think simple solution right...

    this is what being practised at Prima. each unit is entitled to one extra card for motorbike. the system may be open to abuse. they may use the card to bring in their second car but then they have to find a parking lot for their second car. another alternative is to install another reader specially installed for motorbikes.the access card may not have the same code as those for access cards for cars.

    the electronic readers located at the guard-house for vehicle access are not intelligent
    enough to enable card swiping from within the
    vehicle,without winding down the window.
    So inconvenient for people who hv to run
    daily errands and also wearing out the power
    window sooner. Many a time, the guards
    hv no choice but to press their control
    button to assist, a non-value added
    activity.
    It's high-time to swap to a more intelligent one.

    I have never seen an autogate system whereby you don't have to wind down your window to touch. Even at condos at Mount Kiara, the drivers have to wind down the windows.

    Perhaps we have to install a smart tag system at Platinum or maybe Mr Rar can enlighten us on the details of the intelligent autogate sysytem that he proposed.

    I know the sensor of the autogate at Menara Alpha is very strong but I didn't know you don't have to wind down the window to activate the gate. I went there a couple of times. I remembered my friend still wound down the window to active
    The only way to enhance the system is to replace the whole system but it will definitely incur a high cost ( 40k ). it will definitely create a hoo haah at Platinum.

    whereas my friend don't hv to.

    Another condo located in Sungai Long
    instal a smart tag system in addition
    to the poor reader sensor similar to ours.
    Their residents hv the options to
    choose.

    Below are a two issues I forseen:

    1) Don't you think that motorcycle clamping should be imposed to avoid any motorcycle from parking at the centre of the lane between two car parking lot or some improper lots?

    2) The centre lift unit in Block B making some scary sounds, hope you will assign people for fixing it-this is extremely urgent case for all residents safety!

  20. Ok. Thanks for your reply.

    The lift issue seems to settled out already after I informed the management office staff.


    Anyway, for the motorcycle issue, I already made few times complain to the management office but the staff there point me to the guard. The guard then just promise me they will have a look on this issue. I had keep complaining this issue from November last year but still no action taken.

    Sorry, some additional issues i missed out:

    1) I'm aware that to renovate the condo main entrance (car lane beside the guard house) need quite a big fund. Anyway, in my opinion, it is better to widen it as many people especially the new licenses holder and the huge car driver might find difficulties to go through this relatively narrow enter/exit lanes.

    2) I'm afraid that the visitor parking lots are just the two lanes besides the guard house. How about the lot at the far end after the right corner (when the condo is in front of us)?As I checked out when there is no car parked at this written 'v' lots, the guard might claimed that the parking lot is full. Is it only the two side lane parking lots of the guard house opened for visitor?

    some of the window locks at gym are spoilt
    many months ago. Verbally informed our guards
    but no rectification being done so far.
    My concern is the equipments in the gym
    may disappear one fine day as the unlocked
    window is equivalent to an invitation
    for theft. Thence, we may hv to use our
    sinking fund to buy new equipments to
    replace the missing ones.
    Plis be informed and act on it.

    the pot-hole on the right-hand side
    of the guard house is growing bigger
    and deeper. Suspect caused by
    poor workmanship in resurfacing the
    affected portion of the road
    after the cable/piping laying job.
    Plis get the responsible party to
    rectify it or we get it done if
    it doesn't cost much.

    With regards to your complaints, you have to inform the management first. this is the proper procedure. They will act on your complaints but if your complaints are not resolved, then you should refer the matters to the JMB. Anyway, I shall follow up on your complaints to find out what is happening.
    Owners have to bear in mind that all the committee are wage earners like you all. They may not have the time to attend to all the issues. That is why a mangement company has been appointed to manage our properties.All first hand compaints must be referred to them for action to be taken. If the issues are not resolved, the JMB will come into the picture.

    mgt is hired by JMB.
    Hence, it's imperative for them to participate in this blog created by their boss who has the authority to hire and fire them.
    Mgt should take note of all the comments as
    well as complaints in this blog as what i mentioned in my previous posting and initiate verification/rectification procedures asap instead of awaiting for formal complaint lodgement from the boss and residents.
    Plis instruct them to do so if they are yet to involve themselves.
    By right, mgt should be proactive in problem detection and solving.

    this blog is created to provide infos to the residents. we cannot compell the management company to act based on the comments made by the residents. likewise, your company cannot use their websites to instruct its workers to act.

    I do agree with you that any company appointed must be pro-active. from day one when I was appointed to be a committee member, I pointed this out to them. solve the problem before the problem is brought to your attention.

    a blog is a blog, it is not an official medium to solve problems. Anyway, when the blog was created, we had instructed the management to visit the site in order to get some feedback from the residents.

    mr Raymond, I had also brought your complaints to the attention of the management.

    regarding the reader that can be touched without winding down the window, we have to find out whether our autogate system can be upgraded or not. We also need to consider the cost incurred if it can be done.
    I came to find out that there is such a system. The sensor is the long range type. You don't have to wind down the window to touch the reader.

    If the cost is prohibitive, I guess we have to wait for an AGM to decide on it.

    a blog is created not only for expediting the dissemination of relevant info but also to collect quick feedback from all its participants.
    Mgt is not compelled to solve problems in this blog itself but they should make full use of this blog to gain insight into first-hand problem hilites and act accordingly.
    JMB should act like a BOD in a company to oversee its mgt team to ensure proper execution of policies, strategies, as well as rules and regulations to achieve our set goals. Mgt is not indispensable and we can fire them if their performance is not up to our expectation. I'm quite satisfied with their performance so far.
    Going forward, it's proper for JMB to set "SMART" goals for mgt to achieve and monitor their performance periodically.
    Appraise their performnace b4 their contract due for expiry to decide whether we should extend their contract.

    the management has prepared some appraisal forms for the residents to appraise their performance. If you wish, you can make a request for some forms from them.
    I am glad that you are quite contented with their performance. I had dealt with international company like Henry and Butcher. I am in the position to make the comparison. most of the management companies in the market are profit oriented. Their management fees reach to the sky. If we were to engage them, we have to pay double what we are paying now.
    We shall definitely terminate them if they do not perform up to par but right now I shall stick with them. maybe in the next election, a new committee may like to try their luck with another company.

    it's time to increase the size of JMB committee to ease the members' burden. I agree with u that too many cooks may spoil the soup but on the reverse, too few cooks may also hv it spoilt. In short, we should try to get the optimum number. Next, we should try to establish a cohesive committee via division of work and decentralising of control activities by block. Perhaps, apponitment of block leaders
    may help.

    the walls at motorbike parking bays are tainted with black tyre marks. Look so untidy and ugly. This is another cosmetic problem that may devalue our property. Suggest we put up guard-rails on the affected walls to prevent bike tyre from touching the latter. Your better proposal, if there's any, is the most welcome.

    Your comments in this blog is highly appreciated. I'm grateful we have such an eyeful and observant owner. I hope you can nominate yourself to the JMC and take part in the decision making for the well being of PV10.

    As at this moment, i'm satisfied with how PV10 is being managed. Except for the few same problems:

    1)People still manage to go in and out without their access card.
    2)Some idiot still refused to adhere the dressing code rules at the swimming pool.
    3)The pothole outside the guard post is getting bigger. (This has been highlighted by Raymond57)

    do appreciate your feedback. we have asked the security company to tighten the security at the guardhouse. register all non-residents who want to come in. actually, the pothole outside the guardhouse is a public area. i don't know whether it is appropriate to use our fund to patch it up. may ask DBKL to do so.

    u hv to work hard as well as smart to complete
    the overwhelming heavy workload. We can't afford to see u collapsed in exhaustion. To lighten yr workload, u can get mgt involved voluntarily without being told to by changing their mind-set on initiative and shifting their paradigm on work culture. Mgt should hv contacted DBKL earlier to hv the pot-hole patched up as it's within their jurisdiction.

    I am actually not working hard. the committee members and I only come up with the ideas. When all the proposals have been approved by the committee, all the details are taken care of by the management. that is what they are paid for. we do the follow up. we give them the instructions.

    they write to DBKL and follow up on the matter.
    Nobody wants to be a committee member if they have to take of the details. That is the reason why I am able to function although I am not a resident there. but, definately, I will be able to perform better if I am a resident there.
    the only reason I take up this job is because I am a school teacher. I don't have any pressure from work but plenty of holidays and time. I live at prima Setapak which is a short distance away. I can be there at anytime. Another interest that I have is building and beautiful beautiful building. We are in the process of sourcing new committee members who are interested in social work with no allowance or pecuniary interest. hopefully, we can someone with experiance and interest to lead in the future.

    Prima Setapak is blessed with yr service. Since the building should hv been beautified by now, it's time for u to move on to another building to continue yr beautification activity. To succeed achieving the set target within a short time frame, probably it's good that u move in to PV10 and rent out yr Prima Setapak unit.

    PV10 is hundred times better than Prima. you will get a shock if you were to take a look at Prima. I am also not involved with the JMC at prima. The only thing that I contributed to prima is the card access security system which I proposed to UOA, the developer at the time when I was the chairman of the Residents Association.

    We are fortunate that the security system at PV10 was paid for by the developer. The whole project at Prima was undertaken by UOA but paid for with our sinking fund. My responsibility at the time was only to monitor the project but some unfriendly parties started making wild allegation of corruption. Stories like misuse of fund interest many people. some may exploit it to the fullest. I gave up and never to interfere with what the JMC is doing right now.

    This is something that can happen at any condo. You just don't know who your enemies are.
